SUMMARY STATEMENT:
In 1996, the City of Valdez and the State of Alaska entered into the original lease for the Public Health Nurse office at the Mary Kevin Gilson Medical Clinic. The original lease document is attached. Because this lease is with the State, their standard lease document is utilized and their contracting officer is responsible for drafting amendments.
This action represents Amendment #18 to the original lease which would extend the lease after its expiration on November 30, 2018 for a five year period beginning December 1, 2018 through November 30, 2023 with five additional five year extension options to be exercised at the sole discretion of the Lessee.
Amendment #18, proposed by the State, would maintain the current monthly rental rate of $2,119.08 or $25,428.96 per year. This rate was established by Resolution 16-37 (attached) approving Amendment #14 to the lease. It reflects a 20% reduction in the amount of rent at the time it was approved. This reduction was requested by the State in 2016.
This amendment has been reviewed by Capital Facilities and Building Maintenance and approved as to form by the City Attorney. The important action item presented in the lease amendment is the following requirement to repaint the interior of the Public Health Nurse Office by December 31, 2019.
