RECOMMENDATION:

Approve Resolution #23-44 authorizing the solicitation for requests for proposals for the negotiated sale or lease of Lots 4A, 6-7, and 9B, Block 33, Mineral Creek Subdivision (Pipeline Club)

 

SUMMARY STATEMENT:

The attached resolution authorizes staff to advertise the Request for Proposals (RFP) for the property located at 120 through 142 Egan Drive, formerly known as the Pipeline Club. The attached draft RFP will be edited to include final details for submission and contact information.

The RFP scoring is weighted and will be evaluated on the following criteria:

Developer qualifications and experience (5 points)

• Proposed business development plan: masterplan feasibility and timeline (45 points)

• Financial capability and sustainability of the project (10 points)

• Alignment with the 2021 Comprehensive Plan goals (15 points)

• Proposed purchase price and/or lease terms (20 points)

• Proposal quality and completeness (5 points)

 

The current appraisal (attached) for a combined parcel (approximately 1.23 acres) is valued at $ 390,000 ($7.26/Square Foot).
