SUMMARY STATEMENT:
After completion of the Comprehensive Plan, staff is seeking guidance from the City Council on matters related to future land development. Specifically, how does City Council want to explore the housing topic in the future and who should be tasked with providing input on these issues?
A few key points of consideration:
-The City has 4 potential residential projects under different stages of development, including the St. Patrick Subdivision at Egan and Whalen, Senior Housing grant proposal through AHFC (to be located in Medical Park Addition) and proposed Chugach Corporation multi-use property. The owner of property on Blueberry Hill Road has also approached the City about potential development.
-The future land use map in the newly adopted Comprehensive Plan has recommended areas for residential development on City land. Cottonwood and Woodside areas have infrastructure readily available and will require minimal zoning changes for development. Additionally, Corbin Creek and Robe River have residential expansion potential, but more expensive infrastructure alternatives.
-Title 17 (the portion of City Code controlling zoning) will be revamped this year. High density residential uses will be considered in the Title 17 revision.
If Council were considering future City sponsored development for these areas, what type of time frame would Council like to consider?
- The demolition of both the former Landshark property and Pipeline Club creates an opportunity for the City to redevelop both properties. The former Landshark property still has some issues to work through; however, the former Pipeline property has no current obstacles for development.
