RECOMMENDATION:
Approve the Preliminary Plat for Northern Lights Swierk Subdivision, a subdivision of Lot 1 Block 2 Northern Lights Subdivision Phase 2, Plat 2005-9, Valdez Recording District. Creating Lots 1A, 1B, 1C, and 1D of Block 2 Northern Lights Subdivision.
SUMMARY STATEMENT:
Josh and Tabitha Swierk have requested a survey within Section 12, Township 9 South, Range 6 West, Copper River Meridian, Valdez Recording District, Alaska. Described as follows: A subdivision of Lot 1 Block 2 Northern Lights Subdivision Phase 2, Plat 2005-9. The subject property’s street address is 3207 Aurora Street.
Allen Minish, of Wrangell Mountain Technical Services, is the land surveyor on this project.
The purpose of this subdivision is to create more lots. The subject properties are not serviced by public sewer and will need onsite wastewater disposal systems installed to be developed. Public water is available at the location, and the new lots created by this subdivision will require three new service lines.
Zoning Considerations
The existing use on proposed Lot 1B Northern Lights Swierk Subdivision is a detached residence. The other proposed lots appear to be vacant except for storage of several connexes. Connexes are an approved accessory use in the moderate-density residential district, not a permitted primary use. The accessory buildings will need to be removed, or a primary use will need to be established on Lots 1A, 1C, and 1D to prevent a zoning violation being created by this subdivision.
The proposed plat, Northern Lights Swierk Subdivision, is not located in the Special Flood Hazard Area.
Notice was sent to all property owners within 300 feet of the property, per Section 16.04.090 of the Valdez Municipal Code, on September 12th, 2024. Notice was sent to the utilities on September 16th, 2024.
